I help guide you through the listing process, so you're less stressed and more focused on the things that matter! My approach:
- Create your optimal timeline. Why are you selling and what other factors are affecting your timing?I make the effort to understand your needs completely, so the steps we take going forward match your expectations. This is also when I set up any concierge services or tasks that require extra care - from selling family heirlooms at auction to furniture storage to pet care, I help you anticipate any special needs and prepare & manage a plan that ensures every detail is handled flawlessly.
- Find your home’s value. We’ll research and discuss a Comparative Market Analysis, or CMA, to look at the overall market, property sales in your neighborhood, sales statistics in the surrounding area, and trends to determine your home’s value right now.
- Work with a stager (and maybe others) to prepare your home for market. We’ll take a look at your home and determine what we need to do (if anything) to make it as attractive to potential buyers as possible. One of my specialties is advising on what changes to make in order to get top dollar. I’ve managed everything from decluttering projects to $75,000+ renovations - all investments resulted in more than 100% ROI.
- Create a customized marketing plan. I provide a customized marketing plan for each client, with professional photography and floor plans. No matter what the market is doing, every listing I take looks like a luxury listing online. The more buyers who see your home, the more likely we’ll find “your” buyer – the person who is willing to pay more and is the perfect match for your home and neighborhood. In addition, I create and market your "House Story" so if your property has unique features (famous architecture; historical significance; cutting-edge design; artistic touches; famous guests; etc), we use those features for additional media outreach.
- Manage your home showings. Once your home is on market, I work with buyer agents and their clients, manage your showings, answer inquiries, and keep the marketing on track. I maximize market exposure with minimal distractions for you.
- Review and present offers. I present offers as they come in and if there’s more than one offer, I’ll put them in a spreadsheet so we can evaluate each one fairly and without bias. After we choose an offer and ratify the contract, I’ll prepare you for the final stretch.
- Manage the process to closing. I will provide a detailed timeline on the tasks necessary from contract to closing and manage any contingencies, such as the home inspection, and subsequent negotiations, as well as prepare weekly reports to keep you updated. I check in often to ensure no detail gets missed.
- I will help you celebrate at closing - and beyond! Once you work with me, you remain a "client for life," and are always welcome to call me for advice, to find your next home, get community recommendations, or connect you with agents in other areas, states, or even countries. Expert Preparation
Is your home pristine or is your living room filled with toddler toys? Has your kitchen been updated or is it stuck in the '70s? We will take your home exactly as it is and create a plan to prepare it for market. I work with some of the best designers and contractors in the industry, so we will provide options and help you decide what you want to put in to the home-- based on what you want to get out in price. This is one of my areas of expertise, and I'm very experienced with evaluating which investments, if any, need to be made to get top dollar on market.

Customized Marketing Plan
What do you love most about your home? What's the best thing about your neighborhood? We'll discuss your "Home Story" and paint a complete picture for potential buyers online so you're not one in the pack - you'll be one-of-a-kind. Some agents use the 3 Ps plan - Price, Place (in the MLS), and Pray. We just don't do that. No matter how BUSY the market is, no matter how quick things are going under contract, or what percentage of properties are getting multiple offers, I highlight each property like the market is dead. You will stand out.

Smart Follow-up
Getting an offer is a great start - but it doesn't end there. I work hard to ensure that contingencies, negotiations, unplanned changes, and yes, sometimes disagreements, have been considered in a smart follow-up strategy that prepares us for any bumps to settlement. I always plan for the unplanned (and my team and I have a lot of experience with this), so while we anticipate that everything will go well, you can feel good about our ability to expertly advise if the transaction doesn't follow a straight path.

Frequently asked questions
The industry is constantly changing, even more so over the last two years, so I always make client education a part of my standard practice. I am always happy to sit down and discuss your questions in depth, even before we are "officially" working together!
Is it true that Sellers no long have to pay Buyer Agent commission?
It is true. When the National Association of Realtor's (NAR's) settlement in the Sitzer-Burnett case was approved on Nov. 26, 2024, one of the many mandated changes was that Sellers no longer had to offer cooperative compensation to Buyer Agents, and "advertising" compensation in any Realtor-owned Multiple Listing Service was banned. The industry is still adjusting! From a practical standpoint, Sellers in the Northern Virginia area still overwhelmingly agree to offer some Buyer Agent compensation (if requested), but that is a personal decision and one which we will discuss when working together. While cooperative compensation is NOT listed in Bright MLS in any form, it can be requested by the Buyers and negotiated as another standard term in the Sales Offer. While that is the typical practice as of the writing of this web page, it is not required that Sellers agree to pay any compensation, and the current trend can change at any time.
If I'm thinking about selling my home, when should I start preparation?
The short answer is "as soon as it's practical." I've had clients take more than six months to prepare, especially if they are downsizing. They take time to create that "sell, store, donate, pack" list so they're not under undue pressure. I've also put homes on market in less than two weeks, from start to list. The key is your comfort level and what may be on your agenda. If you think you need to do a kitchen or bathroom(s) refresh, I'd allow at least two months. More detailed renovations will take longer. If you are thinking about selling, call me. I will sit down with you, go over all of these details, and help you prepare a to-do list that offers solutions, with a realistic timeframe. Please also note that if you're on a tighter timeframe than is practical for home preparation (you have a job change, for instance), I have worked with many clients to manage updates and renovations in their absence. We'll ensure that you get to where you're going on time without sacrificing a stunning look for market.
